During the listing process, it is one of the responsibilities of the estate agent to find out whether the property on sale has had any unusual death or tragedy occurred. It may sound offensive to put this question to the property owner. However this might be one of the factors that will affect the value of the property, and also your ability to sell the property within the stipulated time. To protect yourself, you should try your best to find out all material facts with regards to the properties that are up for sale, direct from the property owners or from the neighbors. In doing so, you close the door to possible lawsuits, down the road.

Generally, property owners will try their best not to disclose to you all the facts that will hinder or bring down their property values. The best person to ask will be the newspaper vendors or bread vendors who are doing their daily business within the neighborhood.
