The American home market is crashing down like a rocket. Four years ago, everyone was talking about the value of an American home – how good it was selling. However, the simple logic is: anything that goes up must come down.

 

Malaysia ’s property market is at the reverse side. The price of houses are going up higher and higher; making it very difficult for prospects with fixed wages income to buy.

 

Well, if you want to sell your house, how do you go about setting a good asking price? Our first priority is to help you set a realistic price on your home. But like most of us who have invested a lot of time and energy into our homes so that it looks homely and beautiful as well as having a lovely-looking environment for everyone to stay in, it may be difficult to remain objective when it is the time to price it and put it up for resale. We may want to put a higher price because of the renovations and figures that we have put in; however, value becomes a reflection of the buyer’s perspective when the house is put up for sale. Put yourself in the buyer’s shoes when setting the price. When house hunting, you will shop around in the market, compare available houses and try to find the very best value you can afford. Consequently, when you are ready to list your home, step back and sharpen your focus, look at the home objectively and price it competitively.

 

Listing a house at 7% above the current market value will give it a sale advantage that is 10 times greater than if the price is set at 15%-20% above. That’s a statistic that can’t be overlooked. An overpriced home will suffer from lack of exposure and the longer it remains on the market, the more difficult it will be to sell. It will remain so, even after price reductions are taken to attract buyers.

 

So remember, it is very important to determine an accurate and objective market value of your property, so as to maximize your opportunities of selling your home at the best possible price within an acceptable time frame.
