Why is my house not selling like others? PDF Print E-mail

Recently, one of my college-mates called me to help him in selling his house. He informed me, he had engaged many estate agents in the past 10 months to sell his house, yet it has not been sold. He asked me whether I could help him.

 

I told him, there are only three reasons a house doesn’t sell.

  1. The selling price is too high
  2. The condition of the house needs to be improved
  3. You engaged too many agents

So, if your house has a similar problem, firstly, take a look at the selling price. Is it competitive? Over-priced? Second, take a look at the condition of the house. Go through thoroughly to look for cosmetic defects, dysfunctional furniture placement, dirt and clutter. Do a white-wash, repaint your house before you take the next prospect to view the house. Clean everything until it squeaks.

 

Lastly, if your house is properly priced and in tip-top condition, and it still hasn’t sold, it may be due to your real estate agents. Appointing too many agents at one time may not bring you any sales because estate agents are normally not enthusiastic on an open-listing. Most of them would not work hard to bring you a prospect on open-listing.

 

Real estate marketing has changed dramatically over the last few years. A good, reputable estate agent will like to work on exclusive listing. They will give the house owner the best advice so that the house can be sold quickly.
